Privacy Policy

How The Real Estate Collective, a real estate brokerage in Summit County, Colorado, handles what you send us through this website, our front desk, phone calls and text messages. We collect little and never sell it.

Who we are

This website is run by The Real Estate Collective, a residential real estate brokerage based in Silverthorne and serving Summit County, Colorado. Questions about this policy go to sara.gambino@trecsummit.com or (720)-500-6792.

What we collect

Forms. When you send a form on this site (a valuation request, a question about a home, a message to an agent, a review), we receive the name, email address, phone number and message you entered, which page you sent it from, and whether you ticked the box agreeing to text messages.

Clara, our front desk. Clara answers the chat on this site and calls to (720)-500-6792. What you type or say to her is sent to our front desk service so she can answer, and we keep a written record of the conversation so a broker can pick it up where she left off. Please do not share bank details, Social Security numbers or other sensitive information with her; she does not need them to answer questions about real estate.

Text messages. If you agree to texts, we keep your mobile number, your agreement and the messages we exchange, along with any STOP or HELP reply.

Saved homes and searches. These are stored in your own browser. They stay on your device, they are not sent to us, and clearing your browser data removes them.

What we do with it

  • Reply to you and provide the real estate services you asked about
  • Send your message to the right agent or office
  • Keep the records Colorado real estate law requires of a brokerage
  • Keep the site and our front desk working and secure

What we do not do

  • We do not sell your personal information
  • We do not share your contact details with lead-buying networks
  • We do not text or email you unless you gave us your details and asked us to be in touch

Text messages

We text you only if you tick the text message box on one of our forms. Ticking it is your agreement to receive recurring automated and conversational text messages from The Real Estate Collective about your inquiry, your home search or your sale. Our texts are sent by Themis RE LLC, the messaging service we use, from (720)-500-6792.

  • Message frequency varies.
  • Message and data rates may apply.
  • Reply STOP to any text to stop them, or HELP for help. You can also ask us by email or phone.
  • Agreeing to texts is not a condition of any purchase.

No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are never shared with any third party. Your number is used only to deliver our texts and calls, and nothing else. Our Terms of Use set out the full texting terms.

Cookies

This site uses a small number of cookies and browser storage items, all of them our own and all of them needed for the site to work the way you expect. We do not use advertising cookies, analytics tools, social media pixels or any other third-party tracking, and we never sell what these items hold.

Cookies we set

  • visit_source (first party, 90 days). Remembers how you found us: the page you first landed on, the website that sent you (for example a search engine) and any campaign tags in the link you clicked. If you get in touch about buying or selling, our team knows what brought you to us.
  • trec-access (first party, 30 days). Only set while the site is in private preview, after you enter the preview password, so you are not asked for it on every page.

Stored in your browser

These stay on your device and are not sent to us. Clearing your browser data removes them.

  • trec.favorites.v1 and trec.savedSearches.v1 (first party, until you clear them). The homes and searches you save.
  • trec.recentSearches.v1 (first party, until you clear it). Your recent searches, so you can pick one up again.
  • trec-chat-session (first party, until you clear it). A random code that keeps your chat with Clara together as you move between pages.
  • cookie-consent (first party, 12 months). Your answer to the cookie notice, so we do not ask again for a year.
  • trec.editorial-intro.v1 and contact-modal-seen (first party, until you close the tab). Stop the homepage introduction and the contact form from showing more than once per visit.

Your choice

Accept or Decline on the cookie notice covers any optional cookies, such as visit statistics or advertising measurement. We do not use any today, so the site works the same either way, and if we add any later they will only load after you accept. If your browser sends a Global Privacy Control signal, we treat it as Decline. You can change your answer at any time with Cookie settings at the bottom of every page, and you can block or delete cookies in your browser settings and the site still works.

The instant home estimate form on our home value page is provided by Themis, the system we use to manage inquiries, and listing photos load from the multiple listing service’s photo service. Neither sets cookies or tracks you.

Companies that help us

We share information only with the service providers that run parts of this site for us, when a transaction you are part of requires it, or when the law requires it. Those providers are:

  • Themis, which receives the forms you send and keeps our client records
  • Altitude Mountain Scaling, which runs Clara, our front desk
  • Anthropic, whose AI writes Clara’s replies
  • Twilio, which carries our phone calls and text messages
  • Vercel, which hosts this website

Listing data is supplied by the applicable multiple listing service. Lender, title, insurance and relocation partners have their own privacy policies. When we introduce you to a partner, only the information you agree to share is passed along.

Keeping it safe

We keep information only as long as we need it for the purposes above or as Colorado real estate record-keeping rules require, and we use reasonable safeguards to protect it. No website can promise perfect security, so please take care with what you send.

Your rights

You can ask for a copy of the personal information we hold about you, ask us to correct it, or ask us to delete it, wherever you live. Colorado residents may have further rights under the Colorado Privacy Act. To make a request, contact us at sara.gambino@trecsummit.com or call (720)-500-6792. We will confirm it is you before acting, and we keep only what the law requires us to keep.

Children

This site is not directed at children and we do not knowingly collect information from anyone under 13.

Changes

If this policy changes, we will update this page and the date at the top, and where the change is material we will tell you directly.
