Painting & Remodeling

The trade shop behind the brokerage

Carlo Gambino has owned and run the shop since 2010 — a painting and finish-carpentry outfit that works on high-country homes across Summit County. He is a licensed broker as well as a tradesman, which is why our sellers get a prep list costed by someone who will actually swing the hammer, not a guess.

Why altitude changes the job

A finish at 9,000 feet is not a finish at sea level

Most of what goes wrong on mountain homes is a product or a schedule that would have been fine in Denver.

UV above 9,000 feet destroys a finish far faster than it does at sea level — the coating and the sheen have to be chosen for it.

Freeze-thaw cycling opens joints and lifts paint that was applied in the wrong window. The exterior season here is short and it matters.

Beetle-kill pine, log and heavy timber each take stain differently, and none of them forgive a rushed prep.

Snow load and ice damming mean trim, soffit and deck details have to be detailed for water, not just for looks.

Serving Summit County — Silverthorne, Breckenridge, Frisco, Dillon, Keystone, Copper Mountain and Blue River.

Paint is the highest-returning thing you can do before you list

It costs less than almost any other improvement and it changes every photograph. When we value your home we will tell you exactly which rooms are worth painting, which are not, and what it will cost — because the person quoting it is on the team.

Ask for the prep list at the valuation. You will get the work costed line by line, with an honest note against anything we think you should skip.
